Internal windows and borrowed light in West Yorkshire

About internal windows and borrowed light

Borrowed-light panels can be framed in slim steel-look profiles to match a screen or door, or set frameless into the plaster. Obscure glass keeps privacy where the window looks into a bathroom or bedroom. Full details on internal windows and borrowed light.

Internal windows and borrowed light for West Yorkshire properties

Much of what we fit in West Yorkshire goes into stone back-to-backs, mill apartment conversions and Victorian villas in Headingley. The survey is where we spot the things that change a price — a sloping floor, a hidden pipe, a wall that needs a lintel — so there are no surprises later. On the commercial side, much of our West Yorkshire work involves offices across Leeds city centre and South Bank and in Bradford's business district.

Cost and lead time in West Yorkshire

As a guide, internal windows and borrowed light typically cost £450–£800 per m² plus VAT, supplied and fitted, with a minimum job of about £450. Your fixed price comes after the survey. Survey slots across West Yorkshire (LS, BD, HD, HX, WF) are usually available within a week or two, and lead time is typically 3–5 weeks from survey.

Building Regulations and safety

Glass within 800mm of the floor must be safety glass. Cutting into a masonry wall may need a lintel and, if the wall is load-bearing, structural calculations; stud walls are usually straightforward.
